Living near the sea does not necessarily mean paying Cape Town or KwaZulu-Natal North Coast prices.
Across South Africa, there are still coastal towns where buyers can find houses priced between R500 000 and R1.5 million.
For buyers willing to look beyond the country’s most fashionable seaside destinations, these towns offer some of the best opportunities for affordable coastal living in 2026.
1. Port Nolloth, Northern Cape

On South Africa’s far north-western coast, Port Nolloth is one of the country’s more unusual affordable seaside options.
The small harbour town on the Atlantic coast has a much quieter property market than better-known destinations such as Langebaan or Yzerfontein. Current listings include a two-bedroom house for R450 000, a three-bedroom home for R500 000 and another two-bedroom property for R577 500.
For buyers looking for a permanent home rather than a luxury holiday property, Port Nolloth is particularly interesting.
There are also opportunities to buy land and build, with a residential stand listed for R220 000 in 2026.
The trade-off is location. Port Nolloth is remote, and buyers should consider access to larger shopping centres, healthcare and employment before making the move.

If affordability is the priority, Coffee Bay is hard to ignore.
The Wild Coast destination has a tiny property market, but current listings show just how inexpensive some coastal properties can be. A four-bedroom property in the Coffee Bay area is currently advertised from R415 000, while a three-bedroom house is listed at around R950 000.
Coffee Bay is best suited to buyers who want a more remote lifestyle. It is famous for its dramatic coastline, beaches and laid-back atmosphere, but it does not offer the same level of infrastructure as larger coastal towns.
For someone working remotely or looking for a holiday home, however, it could offer remarkable value.
